Starting from February 1, 2026, the «one family — one preferential mortgage» principle began to operate in the «Family Mortgage» program.

Now, spouses can only act as co-borrowers under one contract - it is no longer possible to issue two separate loans for husband and wife. This change eliminated the opportunity to receive dual government support and made the program more targeted, specifically aimed at improving the living conditions of families with children.

Now banks are assessing the combined credit history and debt burden of both spouses. If earlier, with the problems of one of them, it was possible to apply for a mortgage only for the second, now this is excluded, which affected the approval in some families. The exception was single-parent families - a single parent can apply for a loan himself. Also, the changes did not affect the military personnel participating in the accumulative mortgage system.

At the same time, the innovations have a plus: since February 1, refinancing of combined mortgages has been simplified — the market part can be refinanced without losing the preferential rate. Basic program parameters (6% rate, limits) They have been preserved, but now you can get support only once per family.
